This indenture made and entered into this 12th day of February 1864
between Joseph R. Andersen of Sullivan County Tenn of the one part
and Isaac A. Nickols of the said county and State of the other part.
Witnesseth that the said Andersen hath this day bargained and sold
and doth hereby convey unto said Nickols his heirs and assigns
forever a certain Hotel known as the Exchange Hotel, including the
lot and buildings thereon and bounded to wit, commencing at a stake
on the line of Main street and 4th street running thence south 1o
East one hundred and seventy nine feet more or less to JR
Andersens Waggen House corner, thence No 1o East one
hundred and fourteen feet to a stake on the Rail Road line thence No
1o West with said line one hundred and seventy nine feet
to a stake on line of Main street thence with Main street one hundred
fourteen feet to the beginning with all the appurtenances thereunto
belonging in such condition as this day received. Said Andersen his
heirs Executors &c doth hereby warrant and defend the title to
the same He having received the sum of twenty thousand dollars in
Confed notes in full for the aforesaid property. Witness my hand and
seal the date first written.

To Isaac A. Nickels from John F.
Parrott, September 14, 1863

This deed made this the 14th day of September 1863 between John F.
Parrott of the one part and Isaac A. Nickels of the other both of
Bristol Sullivan County Tennessee Witnesseth that in consideration of
a boy slave, named Toby valued at twenty five hundred dollars, and
twenty seven hundred dollars the rest of which is hereby
acknowledged. The said Parrott doth grant and sell unto the said
Nickels a certain house and lot in the town of Bristol which lot
contains one fourth of an acre and is the same house &c lot now
occupied by said Parrotts father &c Wm Hamilton, but for further
description reference is made to a deed made by sd Parrotts wife to
said Parrott now on record in the clerks office of Sullivan County
Tenn and sd lot is known in the plan of the town of Bristol as lot
one hundred and one. Witness our hands and seals on this the day and
date above written.

Marriage contract between William Nickels
and Charlotte Lyons-Lovell, April 28, 1855

This deed of bargain made this 28th day of April 1855 between William
Nickels and Charlotty Lovel both of the county of Scott in the state
of Virginia Witnesseth that the said Nickels & Lovel hath agreed
to mary which agreement has a proviso differing from the general law
of our state aforesaid as it negates widows dowers in land. The
agreement between us the said Nickels and Lovel is this that if in
case said Charlotty Lovel should live longer than said Nickels, that
she is not to hold one third of said Nickels lands, that he now or
hereafter may own for the very reason that the presumption is that
the said Nickels other heirs will actually nead the larger part of
said lands. We the said Nickels & Lovel do hereby mutually agree,
that if it should occure that she the said Lovel should be left a
widow, that she is only to hold 25 acres improved land including the
dwelling house & also the house hold & kitchen furniture for
& during her lifetime or widowhood. But should the said Charity
Lovel out live said Nickels and marry again then & in that case
it is expressly understood by & between the parties, that the
said Charlotty Lovel is to get nothing belong to said Nickels but her
wareing apparrel.

William Nickels and Charlotty Lovell whose names are signed to the
writing here annexed personally came before me in my county and

Agreement between James Nickels, Sr. and
Wilburn Killion, August 31, 1849

Article of agreement made and entered into between James Nickels Sr
of the county of Scott and State of Virginia of the one part &
Wilbourn Killon of the part witness that the said James Nickels hath
rented to said Killion one field to be put in wheat in due time and
in good order said Nickels furnish the seed wheat, Killion clean of
said land and cut the fence row and give to said Nickels one half of
all the product also two other field that is now in corn which is to
be put in in like manner in oats and cleaned off said Killion furnish
seed he is only to pay the third of the products if not one half and
said Nickels finds the seed he is to have one half, also three one
field is to be cleaned of in like manner and put in corn in due time
and give due attendance and pay to said Nickels one third of all the
products, and is to take special care of all and every thing that he
is placed in possession of and when the grain is taken off the
pastures and lands return to said Nickels and what is produced on the
property that may fall due to Killion is to belong to said Nickels
untill said Killion shall discharge certain debts due said Nickels or
may contract any in future Killion has no right to any untill all his
debts is settled to said Nickels. Given under our hands this 31 day
of Augt 1849

James Sr. and Jane Nickels to John

This Indenture this 28th day of June in the year of Christ one
thousand Eight hundred and thirty seven between James Nickels Sr. and
Jane his wife of Scott County and state of Virginia of the one part,
and John Daugherty of the County and state aforesaid of the other
part, Witnesseth that the said James Nickels Sr. and Jane his wife
for and in consideration of the sum of Two hundred dollars lawful
money of the United States to them in hand paid by the said John
Daugherty the receipt whereof is hereby acknowledged hath granted
bargained and sold and by these presents doth grant bargain and sell
unto the saaid John Daugherty his heirs and assigns a certain tract
or parcel of land containing one hundred acres more or less lying and
being in the county of Scott on the waters of Mocasin Creek and on
the south side of Mocasin ridge (being parts of two tracts one of one
hundred acres sold and conveyed from Robert Lawson to James Nickels
Sr. the other a tract conveyed from Frederick A. Ross to James
Nickels Sr. and is bounded as followeth to wit, Begining on a black
oak dogwood and sassafras sapling on a conditional line between James
Nickels and Thomas H. Fletcher thence with said conditional line a
noth west course crossing mocasin Ridge to a stake on Call McGregors
line thence Eastwardly with said McGregors line to within two poles
of the top of said Ridge thence leaving said line and bearing north
and runing near the top of said ridge on the north side to a white
oak and sassafras on the north side of said ridge, thence near a
south course crossing said ridge, and running down a spur of the same
with a conditional line between James Nickels Sr. and James Nickels
jr. to a poplar and double dogwood near the top of said spur, from
thence near a west course to a chesnut oak and two dogwoods a corner
of Henry Lawson, thence with said Lawsons line near the last
mentioned course crossing a branch at a large poplar to the begining.
To have and to hold the said tract or parcel of land with the
appurtenances thereto belonging to him the said JOhn Daugherty his
heirs and assigns forever and the said James Nickels Sr. and Jane his
wife for themselves and their heirs doth hereby covenant and agree to
and with the said John Daugherty his heirs and assigns that he the
said James Nickels Sr. and Jane his wife and their heirs the said
tract or parcel of land with its appurtenances unto himthe said John
Daugherty his heirs and assigns against them the said James Nickels
Sr. and Jane his wife and their heirs and against all persons
whomsoever shall and will by these presents forever warant and
defend. Except the portion of this tract which is covered by Call
McGregors survey which the said James Nickels Sr. and Jane his wife
warants and defends only from themselves and their heirs. In witness
whereof the said James Nickels Sr. and Jane his wife hath hereunto
set their hands and affixed their seals the day and year first above written.

We Charles Harris and Walter H. Nickels justices of the peace in the
County aforesaid in the state of Virginia do hereby certify that
James Nickels Sr. a party to a certain deed bearing date the 28th day
of June 1837 and hereto annexed personally appeared before us in our
County aforesaid and acknowledged the same to be his act and deed and
desired us to certify the said acknowledgment to the Clerk of the
County Court of Scott in order that the said deed may be recorded.

County aforesaid in the state of Virginia do hereby certify that Jane
Nickels the wife of James Nickels Sr. parties to a certain deed
bearing date on the 28th day of June 1837 and hereto annexed
personally appeared before us in our county aforesaid and being
examined by us privaly and apart from her husband and having the deed
aforesaid fully explained to her, she the said Jane Nickels
acknowledged the same to be her act and deed and declared that she
had willingly signed sealed and delivered the same and that she
wished not to retract it. Given under our hands and seals this 28th
day of June 1837.

Know all men by these presents that I Jas Nickles
Sr and Jane Nickles his wife of the County of Scott and state of
Virginia for the consideration of the sum of two hundred dollars to
us in hand paid the receipt whereof is hereby acknowledged, hath this
day bargained and sold unto Henry Lawson of the County and State
aforesaid a certain tract or parcel of land in the County aforesaid
on the waters of big Mocasin Creek, on the south side of Mocasin
ridge, Beginning on a conditional line that Jas Nickles jr and Jas
Kilgore made on two dogwoods & a chesnut oak, running on a
conditional line that was made by Jas Nickles Sr & James Nickles
jr running on the dividing ridge the several courses to the big
spring & branch cornering on a dogwood, white oak and hickory on
the north side of the branch then down said branch to Jas Godseys
land, then with Godseys line to the hickory corner, then running on
the conditional line that was made by Jas Nickles jr & James
Kilgore to the beginning. Containing fifty acres be the same more or
less, to have and to hold the said tract or parcel of land with all
its appurtenances belonging thereunto the said Henry Lawson and his
heirs forever, and we the said Jas Nickles & Jane Nickles his
wife for ourselves and heirs doth warrant and forever defend the
right and title of said land unto the said Lawson and his heirs from
the claim of all and every person or persons whatsoever in witness
our hands and seals July 11th day 1835
